The newly opened Guinness Open Gate Brewery in Chicago’s West Loop is up for sale, just weeks after its grand opening. The building, located at 901 W. Kinzie St., is listed for sale by Chicago real estate developer Fred Latsko, who has hired commercial brokerage firm JLL to find a buyer. Latsko Interests manages properties in multiple states but focuses primarily on Chicago’s Gold Coast neighborhood. Despite the sale, the brewery will continue to operate, as Guinness is fully committed to the space and the West Loop community.
The highly anticipated Guinness brewery in Chicago opened its doors on September 28, offering a variety of Irish and local beers on tap, along with a full-service restaurant and bakery. The brewery has quickly become a popular tourist attraction. In addition to its commitment to providing a memorable beer-tasting experience, Guinness has also pledged to donate 10,000 loaves of bread annually to the Greater Chicago Food Depository.
The sale of the property does not include the business itself, as Guinness remains fully committed to the space and the community. The area around the brewery has recently undergone rezoning to allow for downtown mixed-use development. With previous successful brewery openings in Dublin and Baltimore, Latsko and JLL are presenting the Chicago brewery sale as a unique opportunity for private ownership. While potential buyers have not been contacted yet, estimates suggest that the property may sell for upwards of $20 million, and Guinness expects to generate over $1 million in operating income each year.
